A written description of the design build process
If there is one element of the contracting business we really enjoy it’s working with our customers to give them a quality electrical & communication project to fit their specific needs.
The following is a good representation of how the design build process works:
Once an owner has determined that they want to construct a building, then some homework needs to be done on reputable contractors. Architectural and Engineering firms could certainly give a few references for good contractors that specialize in certain types of construction (ie: Hotels, Warehouses, or Office Buildings). Construction associations can also often be a good reference of contractors in your area. Through a series of interviews, portfolio reviews, and budget pricing, a general contractor is selected. It is important that you feel comfortable.
The General Contractor would select their “team” of subcontractors to design and price the project. Each of the major subcontractors (mechanical & electrical) would have a chance to meet with the building owner to discuss the needs and wants of the project.
What will the facility be used for and what is the overall process?
What is the function of each work space and what are your specific requirements?
What types of systems are required, and what would be nice to have if your project was under budget?
Once the first round of design is complete, the drawings are sent to the owner for review. Upon acceptance by the owner, the project is finally priced. Often times each subcontractor will provide a list of add or deduct items with their quote. From this list the owner can select specific items to bring the project within budget or select additional items required to fill their needs. Upon final acceptance by the owner, the design drawings are finalized, sent to project management for job start up, and to purchasing for buyout of materials. A final project schedule is then distributed to the owner and all subcontractors and the project begins.

- No change orders.
- The ability to pick and choose the options for your building based on the budget you have to work with.
- A true “team” approach to the project. The only way to build a successful project is to have the general contractor and all subs on the same page. The “team” is responsible to ensure that the project flows smoothly and that there is adequate communication to ensure that there are no surprises during the construction phase. The “team” is also much more familiar with all aspects of the project since they were so involved with the project from the start.
